
High-rise Buildings under construction in Dar
Recently constructed high-rise buildings in Dar es Salaam are said to be a time bomb owing to massive violation of construction standards, rendering their life span short.
Speaking in an interview with The Guardian, a concrete specialist with Kryton (T) Ltd, Dennis Kapella, said the life span of most recently put up multistoreyed buildings in the city was questionable as their construction did not adhere to internationally accepted standards.
Kapella made the remarks during a Contractors Registration Board (CRB) exhibition in Dar es Salaam yesterday.
``Houses built in the 1960s and today`s buildings can easily be differentiated because most recently built high rises are the ones that collapse,`` he said.
``Materials used in construction are a crucial issue that needs to be addressed to rescue the majority of tall building from the danger of collapsing within a short life span.
There are clients who use unqualified contractors who swindle them of money meant to buy building materials, resulting in substandard structures,`` said Kapella.
He said CRB had done a tremendous job to empower contractors with potential skills, adding that the current liberalized market had led to widespread use of substandard materials that don�t comply with international standards.
``We`re proud to have competent and dedicated contractors in the building industry but the problem is lack of proper specifications,`` he said.
He said there was urgent need for CRB to set material specifications in collaboration with the contractors.
``For instance, the water table of Dar es Salaam is very high, hence contractors need to be conversant with mixing ratios of concrete, `` he said.
He said Dar's high water table and salinity were important issues to be addressed when putting up high rises in the city.
